Services

Whether as a Design-Builder or General Contractor, let our expertise at providing the following services enhance your construction experience:

Pre-Construction Services:

  • Review existing building or site as requested by Client
  • Provide Site Survey to determine existing plumbing, air conditioning, electrical and general site conditions for design development
  • Prepare project financing budgets and schedules based on preliminary sketches to allow Client to procure funding
  • Design services including schematic design and design development through permit & for construction documents
  • Coordinate with Client´s design consultants
  • Continuous review of construction documents for quality, cost efficiency, and conformity to the Client´s standards
  • Value Engineering and analysis
  • Life cycle analysis (investigation and valuation of the environmental impacts of a given product or service caused or necessitated by its existence) determining if a more expensive product will pay off in the future due to lower usage cost
  • Permit Expediting - submit plans to building department for plan review and track progress.
  • DBPR Permit Expediting for restaurants, assist in completing and submitting application to Division of Hotels and Restaurants
  • Pre-Qualify subs for bidding process
  • Execute Agreement based on either Design-Build, Lump Sum, Cost-Plus, or Guaranteed Maximum Price basis.
  • Provide final estimate and bid analysis based on pre-qualified subs and final building department comments

Construction Services:

  • Project Manager dedicated to managing all aspects of your project including coordination of Superintendent, Client, & Architect
  • Prepare purchasing schedule; negotiate and award all vendor/sub packages
  • Prepare final project and shop drawing schedules
  • On-site Superintendent coordinating subs and Client´s suppliers to maintain quality and managing schedule to insure timely completion
  • Continue to review the current design criteria to establish buying efficiencies and discounts
  • Process subcontractor invoices
  • Review actual costs to budget estimates

Post-Construction Services:

  • Walk-through with Client to establish punch list
  • Obtain final inspections and Certificate of Occupancy
  • Summarize project budgets, costs, and approved change orders
  • In-house Warranty Service Department
